
Most single garage roof replacements take one day. A straight swap, old sheets off and new steel on, takes 4 to 6 hours. Add an asbestos strip-off and it is still a one-day job, with the asbestos work itself taking 1.5 to 3 hours of it.
That surprises plenty of homeowners. People picture scaffolding up for a week, a skip blocking the drive and days of noise. In reality we arrive in the morning, and by late afternoon you have a new roof, a swept drive and the paperwork in your hand.

The One-Day Timeline, Hour by Hour
Every garage differs slightly, but a typical single garage with an asbestos cement roof follows a familiar rhythm. Here is how the day usually runs.
- 8:00am, arrival and setup. The team parks up, walks the job, and lays protective sheeting over anything stored below the roofline and around the base of the garage.
- 8:30am, the strip. Asbestos cement sheets are damped down to suppress dust, unbolted rather than broken, and lowered whole. Each sheet is double-wrapped on the van, never smashed into a skip.
- 10:30am, timber inspection. With the roof off we check every purlin in daylight. Sound timbers stay; anything soft is flagged and priced before a single new sheet goes on.
- 11:00am, membrane. A breathable anti-condensation membrane goes over the timbers to keep the underside of the new roof dry all year.
- 12:00pm, new sheets and flashings. The steel sheets are fixed down, then ridges, barges and flashings are fitted so every edge sheds water cleanly.
- 2:00pm, gutters. New guttering and downpipes go on, set to the new roofline.
- 3:00pm, the tidy. Sheeting comes up, the drive and borders are swept, and a magnet sweep picks up every dropped fixing.
- 4:00pm, handover. You get your paperwork, including the disposal certificate on asbestos jobs, and we are away.

Where the Asbestos Strip Fits In
Most of the roofs we replace are asbestos cement, so asbestos roof removal is built into the day rather than booked as a separate visit. The strip itself takes 1.5 to 3 hours depending on the number of sheets and how they were originally fixed.
Our teams are UKATA trained and The Garage Roof Company is an Environment Agency registered waste carrier (CBDU516703). Sheets are wetted, removed whole, double-wrapped on the van and taken to a licensed facility, and your disposal certificate is handed over with the rest of the paperwork.
What Can Extend the Job
Four things push a garage roof past the one-day mark, and we will flag any of them at quote stage.
- Double garages take 1 to 1.5 days. More sheets, more flashings, longer gutter runs.
- Garage blocks, the communal runs behind flats and terraces, take 2 to 5 days depending on how many garages sit in the row.
- Rotten purlins add roughly half a day if they need replacing. More on how that is handled below.
- Weather. Steel sheets can be fitted in most conditions, but heavy rain or high wind stops roof work for safety. We rebook rather than rush; a roof fitted in a gale is not one we would put a 10-year guarantee behind.
Flat roofs follow the same rule. A flat-to-EPDM rubber conversion on a single garage is also a one-day job.

How to Prepare Before We Arrive
There is very little for you to do, but three small jobs make the day smoother.
- Clear valuables from under the roofline inside the garage if you can. Everything gets sheeted over, but dust and the odd fixing fall during the strip.
- Move cars off the drive the night before so the van and materials can get close to the garage.
- Sort access. You do not need to be home all day; many customers leave a side gate unlocked and come back to a finished roof.
What If the Timbers Are Rotten?
The tops of the purlins are hidden until the old sheets come off, so rot occasionally shows up on the day. When it does, we show you the timber, or send photos if you are out, and price the replacement on the spot. Nothing extra happens without your agreement.
Swapping purlins typically adds about half a day and a modest timber cost, and the job still finishes properly rather than being patched. If the structure itself is past saving, which is rare, we will say so plainly; sometimes garage demolition and a rebuild is better value than reroofing failing walls.
The Tidy-Up and Paperwork
The last hour matters as much as the first. Protective sheeting comes up, the drive, lawn and borders are swept, and a magnet sweep runs over the whole area so no dropped screw is left waiting for a car tyre or a bare foot.
All waste leaves on our van the same day, so there is no skip sitting on your drive for a week. Before we go you receive your invoice, your disposal certificate if asbestos was removed, and your 10-year workmanship guarantee.
